Commentary
Clive was once lowly regarded for residential purposes, however over the past couple of decades its central position, coastal and river fronting location and new residential development have seen the appeal of the location grow. The location has also benefited from much new housing, increasing the average quality of homes, relative to the wider Hawkes Bay market.
Property values in Clive bottomed out in 2010, following the GFC, but recovered strongly. The median value in Clive is now significantly higher than those in most areas of Hastings and Napier.
The effect of Covid19 on the Clive market is, as yet unclear, however the economic impacts of Covid19 will be widely felt and values may fluctuate in the short term.
