Mayfair occupies land predominantly south west of the Palmerston North – Gisborne railway line and north-west of Jervois Street.
The suburb is well established, and comprises a number of homes predominantly dating from the 1940s to 1970s, and as such the housing stock is beginning to age, but many contain historical character which help protect them from depreciation. Property values showed strong value growth consistent with the market between 2015 and the effects of Covid19.
Most of Mayfair housing was privately developed, with pockets of state housing. The suburb benefits from all levels of schooling as well as Windsor Park, Splash Planet and Mayfair Park.
