Napier Hill has been developed ad hoc since the late 1800s. Most housing stock is of a good quality, with many enjoying extensive views in sunny positions. The contour and development of the hill however have resulted in a number of shaded sites which tend to achieve lower values. As a result, values on Napier Hill range from lower middle to high for Napier.
Overall however Napier Hill is considered a very desirable location, and housing on the Hill is well sought after. Median sale prices on Napier Hill tend to occupy the high price range. Median values have remained relatively stable around $400,000 – $430,000 mark in recent years.
