Commentary

Most property in Napier sells in the mid to upper-mid price range relative to general Hawke’s Bay residential values.
Demand is led by owner-occupiers and first-home buyers, many of whom are adjusting to stricter serviceability tests and higher borrowing costs. Investor participation is selective and driven by yield, which is generally achieved in lower-value locations such as Maraenui and parts of Marewa.
Currently, Napier offers an ample supply of residential sections, with the Mission Hills development expected to provide inventory for many years to come. While uptake in this subdivision has been gradual, it is anticipated that market acceptance will increase as the area develops further. Some ongoing development remains in Te Awa, which experiences relatively lower demand due to concerns regarding potential flooding. Parklands in Poraiti also provides for several years of future growth, given the current pace of uptake.
